Hi!

I’m very new to the planning and development world! We recently received a subdivision application, and it was noticed that the dwelling on the property does not currently meet the setback requirements.

This dwelling was previously approved via development permit and the supporting docs in the application acknowledged a setback that was good and conformed with our LUB. I guess when it came to them building, they just did whatever they wanted and disregarded the setbacks they provided us.

I have been asked to do a development permit acknowledging the variance before the subdivision, but I’m wondering if this is a bigger issue than it may seem to be or if it can be acknowledged in the subdivision application notes and no new development permit is required.

I’m interested to see what’s what…..slowly learning things! Also, if anyone knows of any professional development opportunities outside of the U of A program, feel free to shoot those my way as well.
